Mercury Public Affairs’ DC Office Moves to the Boilermaker Building at The Yards

Leading Bipartisan Firm Signs Lease for 8,000 SF Loft Office Space

(May 2, 2016) Washington, DC – Forest City, the master developer and owner of The Yards, DC’s premier urban mixed-use waterfront district, announced today that Mercury Public Affairs, LLC has agreed to lease 8,020 square feet of upper-level space as the office anchor tenant of the historic Boilermaker Building located at 300 Tingey Street SE.

Mercury, a global public strategy firm with 18 offices across the country and overseas, will move its DC operations into the Boilermaker Building this summer. The firm’s DC team of more than 30 senior-level experts specializes in a dozen different disciplines including: crisis management, government relations, media strategy, international affairs, political consulting and public affairs campaign management.

Mercury’s move to The Boilermaker Building will account for 80% of the building’s office space. The distinctive second-level, loft office space in the Boilermaker Building features its former industrial heritage as a part of the Washington Navy Yard’s manufacturing capacity dating from World War I. High, sloped ceiling lines with clerestory windows, ample natural light, exposed structural girders and even a large, overhead industrial crane set the tone for this unique office location. The building was formerly used for many years in the manufacture of shipboard boilers, torpedo tubes and other heavy-duty equipment for U.S. Naval ships.

Yards Development Updates

The development of The Yards continues on several fronts. At full buildout, the project will feature 5.5 million square feet of office, retail and residential uses spread across 25 buildings on 48 waterfront acres, including 1.8 million square feet of office space, 3,400 residential units and 400,000 square feet of retail, dining and services.

In early March, the initial residents of Arris, the third residential building to be completed at The Yards, began to move in. Over 80 of the building’s 327 luxury apartment units, many with park and waterfront views, have already been leased.

Philz Coffee, a venerable, San Francisco-based coffee house chain, is scheduled to open in mid- May in Arris along its Tingey Street frontage. In a similar timeframe, Whaley’s, a locally-owned and sourced seafood and raw bar, will be opening on the south side of the Lumber Shed facing the riverfront and surrounded by Yards Park.

The Yards Marina is nearing completion and is expected to open in early June offering 50 boat slips, half for seasonal contracts and the other half for transient boaters. Construction is also nearing completion on an interim park area at the corner of M and First Streets, adding to The Yards’ award-winning urban green space component.

Site work will begin in coming weeks at The Yards on an additional residential project involving 191 apartments being developed by Forest City, along with the concurrent construction of an adjacent 138-unit condo building being developed by P N Hoffman. Completion of both residential buildings is expected in 2018.

This June will bring the start of construction on a two-level, single-tenant pavilion building for District Winery, a working, regionally sourced winery, restaurant, tasting room and special events venue with a rooftop terrace. District Winery is the DC debut of the popular Brooklyn Winery in New York City. To be located at 4th and Water Streets SE, District Winery is expected to open in late 2017.

Late this year, construction is expected to begin on a 16-screen Showplace ICON theater complex. The premium cinema experience theater will be located near First Street SE by the Nationals ballpark at the western edge of The Yards. Completion is expected in late 2018.
